I've staged rentals and they do rental for higher value and the owners believe the staging attracts nicer occupants.  Great posts and lovely photos Michelle.

I think you are right!  My daughter called me today, she has a house for rent and wondered if she should paint it in nuetral colors or do something to get it rented.  I asked her how many people have looked at it - NONE!  I said, lower the price a little to get them in there and then stage it properly and I will put it on my blog for her.  I am sending her the link to your blog!

Vickie: There are many levels of staging to suit most (realistic) budgets. Regardless, the more you do to spruce a place up, whether to sell or to lease, the more people will be interested in living there.

Cathy: Thanks! I have staged my rental properties for years and I do find I wind up with much better tenants that respect the property more.

Virginia: Just as in selling a house, you have to have great photos to post on-line to attract people who want to live there. Just because it is a rental doesn't mean it doesn't require an investment of time and a little money to do it right. Good luck to your daughter.

Rentals are usually vacant, so this makes perfect sense for a landlord to want to attract the best renters.

Cindy: Vacant spaces are just so, well, vacant and devoid of warmth and coziness. Owners of larger, newer apartment buildings always stage a model to show prospective tenants. They've taken a tip from home builders who always stage a model. When a place looks good, it becomes attractive to better tenants.

I've been doing some rental staging this year as well - no major furniture, but accessories and smaller chairs, air mattress beds, etc.  I've worked with an investor on her properties, often shopping from her own house to bring in the necessary small furniture.  The first one went very quickly.  One of them is now being staged slightly more to put on the sale market.  Every little bit helps.

Hi Michelle, My sons' basement is my latest accessory warehouse, and it happens to be next to the basement apartment they are trying to rent.  Duh!  Why didn't I think of Staging it a little for them.  The inventory is literally behind the closed door.  Great idea from a great mind...yours.  Thanks.

Michelle, I've tried to do a little marketing in this area, but I'm having a hard enough time marketing to the homeowners with home to sell in my area. It's a great idea, hope it will catch on in my market in the future!

You made the place look beautiful, Michelle.  Then again, you make all the homes look incredible.  Staging for rentals makes absolute sense as it will no doubt help getting it renter far quicker than if it were empty.

Donna: I would start with any new construction apartments in your area. Builders with many units to lease will better understand the need for a model to showcase their rentals. Also, you might consider offering vignette staging for rentals.  Let us know how it works out.

Michelle, I recently Staged a room in my mom's condo that she wanted to rent out. Prior to Staging she had no takers. Once it was Staged she rented it right away. Coincidence? I think not! :)

What's that sage advice about office attire:  Dress for the job you want, not the job you have.  You proved it applies to rental properties too.  Stage for the tenant you want, not the tenant you have.  Beautiful work.
