A Win-Win-Win Monterey Park Home Staging

A few months ago I was called by an out of town couple who needed to sell the Monterey Park home of his father, who had recently passed away. The house was a mess, there was a lot of deferred maintenance and they were totally overwhelmed. They hired me for a home staging consultation and we discussed their options:

  • Try to sell the house as-is (which would have taken a long time and resulted in a lower sale price)
  • Fix the house up and stage it and then put it on the market (which would have taken a long time to do the repairs - a daunting task to manage from out of town)

I offered them a 3rd option:

  • I would introduce them to a Los Angeles real estate investor I work with staging her homes. They could meet with her and see if she would offer enough to make sense to sell the house to her.

They met with my investor and they decided to sell the house to her. She offered them a fair price and a fast closing. They didn't have to deal with cleaning up and repairing the house, listing it or the chance escrow would fall through.

The home sellers were winners, the real estate investor is a winner, and my Los Angeles home staging company was a winner(we got to stage the house).

Here's what the house looked like before it was remodeled and staged:

Michelle- it was good showing the seller that there were options, limited, but options nevertheless.  What a great staging job you did.  And you made the seller and your investor happy.  Good work!

What a difference, haven't seen one of those pole lights in eons.  Doesn't even look like the same house!

Hi Michelle,  What a creative concept you had for this entire process and a definate win-win-win for everyone, including the purchasers of the newly renovated home.  You didn't take the easy way on this one, but went the extra mile to introduce the sellers to the investor, and everyone benefited.  I love it!

Michelle, it is really great approach. I am glad that seller was realistic and went with the investor. On the other end your investor is very lucky to have you as a team member.

Michelle ~ What a good story on how staging helped everyone in the equation.  This serves as a great example about the benefits of hiring a professional home stager who not only knows what they're doing, but who has the right connections.

Thanks Bob, Kathy & Cathy Lee.

Cindy: There was a lot of, lets say, mid-century decor in the house.

Diana: I understand they already have an offer on the house so it really is a winning situation all around.

Anna: I saw an opportunity to help the homeowners who were really overwhelmed. I'm glad they decided to go with the investor, although I might have made more money if they decided to do the remodel, as I would have been project manager. In the end, it worked out best for all of us.

Thanks Marianne & Kate.

Maureen: I hadn't thought of it that way, but you are right. An experienced and well connected home stager will know who to call and how to get the job done.

Kathy B: Thanks! I bought the cafe table & chairs from a restaurant supply.

Definitely a win ~ win ~ win answer to a tough situation!  An amazing transformation!  Wonderful point made by Maureen.  The colors you chose warmed up the space and really brought out the color in the hardwood floors.

The photo of the "after staging" living room is just unbelievable.   I would have been so frustrated at the first look at it before.    Just great work.

Laura: Thank you.

Connie: My assistant looked at me with terror in her eyes when we first went to look at the house. Some rooms were stacked over 4' with years of accumulation of "stuff". I relish that kind of job though. The transformation can be very satisfying.

It really helps to know a variety of people so you can match people up, doesn't it?  Great job, Michelle.

Posted by Beth Lester Real Estate Staging & ReDesign (Home Staging Designs of California) over 1 year ago

So true, Beth. I work with several real estate investors, but I knew these homeowners would feel most comfortable with this particular investor. I have turned other investors on to other properties, but nothing came to fruition.

Sounds like a win win for everyone.  I am still in awe at the impact of staging.  Your work totally changed the look and feel of the room.

Hi Michelle,

So my question is - "Was that the same room?"

I guess it must be, since you included both pictures.

A very dramatic difference!!

Yes, Jo. We all were/are winners! Thanks.

Phil: Yep, same room, slightly different angle. I didn't show the worst of it because I didn't want to embarass anyone :o) Thank you!
