The staging demonstration is great here. I myself look at what I have set up for a photo and than look after words and say "oh man I should have moved that or removed this" . A professional stager sees these things without thinking twice.

Michelle - In a word - Awesome! I really like the dining room - I can almost feel the room itself breathe now! I have been looking all over for nice topiaries like those on the table, any recommendations for where I pick some up some similar?

Ryan: I have a 18mm-55mm Nikor lens. It came with the camera body as a package. I usually shoot with the 18mm end of the spectrum and then crop as needed with Photoshop.
Jackie: I bought those at Home Goods (the furniture outlet for TJ Maxx) several months ago. I'm not sure if they have anymore or not. Thank you for your kind response.
I find Steinmart is a good place to find topiarys. I've been using them a lot lately in higher end properties.
I love these changes, it is amazing how much the rug changes the look of the hardwoods.... as always a beautiful job.

Thanks Jo. I get florals from a variety of places. Small plants usually come from Ross, Home Goods (probably the most purchases from there) and various other places. I buy a lot of loose flowers and greens from Michaels when they are on sale. I also hit the sample sales at the LA Mart where you can get some really beautiful high end stuff very cheaply. I am always on the look out. How about you?

Michelle, No problemo. You deserve it. I had a showing today at my home for a family relocating from Dallas. I don't know if they appreciated the style of our home. I think they would fit better in a regular Pasadena traditional. I need to get a West Side buyer to purchase my home. Also I can tell that the shared driveway is an issue for people when they look at the home. I hardly even notice we share the driveway, but the concept is hard for people to wrap their heads around. Oh well. I guess I might just have to stay here...not too bad a deal.
the befores and afters Michelle tell the whole story.... That is key to selling houses today yet I have a hard time getting some sellers to see that. I am doing it myself for my own properties....

What do you do to keep current?
I've been staging for about 4 years. I keep current by frequenting the wholesale merchandise mart (where I can see what will be in the stores next season) and in the Pacific Design Center (where I can see whats trending in the high end market).
