Arcadia home staging helps sell home on the evening of the first open house. The owner/agent didn't even have time to get the sign up!
After sitting on the market for several weeks, with no offers (not even low ball offers) the owner/agent decided to stage this cute cottage in hopes of getting it to sell. He had gotten one of our brochures from another house we had staged in the area, and the listing agent on that house sang our praises. (See, leaving your marketing materials in homes you stage does help drive more business)

This was a great client to work with. He followed our instructions for the landscaping and curb appeal matters that needed to be addressed. And, since English wasn't his first language, I helped him with his Craigs List ad. We provided photographs to use on the MLS and in marketing materials. The first open house after staging was a big success with lots of potential buyers coming through. I am happy to report that the home is in escrow and is set to close shortly. The owner received an offer on the evening of the first open house. He is thrilled and we are so happy that our home staging services helped make this sale happen.

Master bedroom before staging (sorry I don't have the exact same angle)

Master bedroom after staging. We had no choice but to place the bed in front of a window. 2 walls had windows, one wall had a closet door and the remaining wall was too short for a queen bed.

Sorry no 'before' photo of this angle from the dining room into the kitchen

That's awesome news, Michelle. I'm sure you're feeling great about having helped him sell so quickly. Your staging is Superb, as always!
Thanks Kathy. He is a very nice client, and very willing to do whatever I told him. It is always nice when a client pays attention, does his/her homework, and then gets rewarded by a fast sale at the hoped for price. I'm glad you like it. The sofa and chair are the ones I was telling you about from Brook.
Beautifully done, Michelle! I love that you even have the details down to the magazines on the coffee table.
Lisa: Thank you. I think that the details can make a staging great or make it awful. Thanks for stopping by and commenting.
Michelle- As always, it is your restraint that I admire most! Your rooms are always so tastefully simple, and yet achieve what we are all looking for in a successful staging! You are definitely someone I aspire to!
MIchelle,
As usual, truly beautiful (photos too!). Congratulations! BTW, my hubby & I had our first home (cottage) in Arcadia.
Hi Michelle, I wish I could say I was surprised but knowing you, your work and your track record I can totally see how this happened. Have him write a great testimonial for you! You're fabulous!
Michelle your staging is always so beautiful - it makes me very envious. Congrats on helping to sell this cottage so quickly. When will you remove the furniture and staging accessories - just curious. Betty
Elaine: Thank you for your kind comments. Sometimes the simplicity is driven by a "simple" budget. My staging philosophy is that I think most rooms look best if you can dress them with one or two larger accessories than 10 or 15 smaller ones.
Patti: Thank you. I love working in Arcadia. My warehouse is located there. I bet you won't recognize Arcadia now if you haven't been there for a while.
Karen: Since English is not his first language, he would be totally stressed by having to write something like a testimonial. I'll happily settle for him telling all his friends what a great job I did for him. Thank you, Chica!
Thank you Betty: Even though the sale is a cash deal, he wanted to wait until just before the close of escrow to remove everything. Probably the end of this coming week. Sometimes clients want us to take everything out once contingencies are removed but more and more they want to leave the staging in place until just before escrow closes.
Gorgeous work (as always), and congratulations on those fab stats you've been piling up lately!
Thanks Ronelle. I'm really excited about how quickly our staged homes are selling. I have to recalculate our company stats to see where we stand.
Yahoo! Fabulous for you and your clients and Realtor!! I love the new Brook occasional tables too-they look just super in the home.
Cathy: I agree. Brook has gotten some really nice new furniture. Thank you!
What great results & Staging! I love your couch selection. Congrats Michelle!
Michele: Thank you. The couch is very versitile.
Michelle, I love the staging! I see another room to the left of the fireplace. Is that a family room? I love the way you pulled the colors into that area. I'm sure your client is thrilled, and is asking himself why he didn't call you sooner! Congratulations on another great job!
Teresa
Teresa: Like many clients, he wanted to see if he could sell it first without investing in staging. He quickly recognized the error of his ways. The room off to the left is actually a legal bedroom (converted from the garage), but since the house didn't have a family room and the alyout was appropriate, I suggested we make it a family room. And it worked! Thank you for commenting.
Wow, now that's a stat you can't beat. If that doesn't prove staging works, I don't know what would!
Cindy: It is always exciting to have a fast sale. Thanks for commenting.
