Last November, a Pasadena Realtor I frequently work with, Judy Rubin, asked me to consult with a client to prepare their contemporary home for sale. This is one of the most unique and interesting Pasadena homes I had ever been asked to stage. Designed in the 1970's by the Architect residents, the house has a very open floor plan with many unique features. Trouble was, after almost 40 years of residency, and sheltering a family with three children and multiple grandchildren, the home was full of 'memories' that masked the true beauty of the contmeporary International style architecture.

We provided the homeowners with an 8 page comprehensive home staging consultation with specific instructions for preparing the home before staging. The homeowners were very diligent in fulfilling the recommendations in the comprehensive staging consultation. They had some lovely mid-century furniture and accessories we incorporated into the staging. Moving Mountains Design was able to stage the house last week and it went on the market on Thursday. There was a huge turn out for the Realtors Caravan. I have every expectation that, between Judy Rubin's great marketing plan, the homeowners' efforts in preparing the home and Moving Mountains Design home staging expertise, this home will sell very quickly.

Terrific job, Michelle! I like the way you were able to work with many of the owners' furnishings, while bringing it up to date to appeal to a buyer targeted for this style home. The difference in wall coverings alone made a dramatic difference, though it's evident you contributed so much more to the appeal of this home. I'd love to be there to see it in person -- nice work!
Hi Michelle-Nice work! The improved colorful artwork balanced out the fireplace color. It reminded me of the fireplace (same shape and color) I had when I lived in a beach house in Mailbu. The two seating areas worked out well with the Barcelona styled pieces! Regards-Kathleen G
Kathy P: Yes, the house has a ton of built-in storage. No lack of cabinets or storage, something lacking in many homes built today. I think every room in the house, except the living room, has some form of built in storage. Some of the bedrooms even have built in beds!
Leslie O: We brought everything in to the living room and one bedroom (not shown). The rest of the furniture belonged to the home owner. They packed up all their art work, accessories and personal items. I had them purchase new bedding for the master. We provided all the art work, accessories, throw pillows, etc. shown. Thank you!
Thank you, Kathleen G. The fireplace prior to staging was an eyesore since it didn't relate to anything else in the room. Now it has become an architectural feature since we included touches of red throughout the room and flanked it with complimentary artwork. I was very happy with the way the Barcelona chairs and ottomans (ottomen?:o)) worked out.
I have no doubt this home will sell quickly too! It looks fabulous. I love the living room and how you incorporated the touches of red with accessories, pillows and art. Very chic look.

Thanks, Wanda. The sofas are actually a pale taupe in person but they photograph white. Every consultation report is very different depending upon the project. The only thing that is consistent is the pages on staging closets, garages, and preparing for open houses and showings, and even those are customized for each project. If you are ever out in this neck of the woods, you are welcome to ride along on a consultation:o))
Connie: I'm glad we didn't have to reupholster it either. It was so large that just purchasing the fabric put it out of the budget. Also, the style was specific to the taste of the homeowner and I don't think it would have helped sell the house. Thanks!

Michelle - Do you rent accessories for lived in homes? I've not done that so far because of the risk factor. Would love to hear your thoughts.

Beth: I do not rent bedding or towels in occupied homes. Any bedding or towels that will be used must be purchased by or for the homeowner. Regarding other accessories, we do it on a case by case basis. In this particular instance, the home is occupied by 2 mature adults, no children, no pets, so I have no problem renting them Persian rugs and accessories. I also get a security deposit on every staging. It is a very rare occurence for anything to get broken or go missing if the homeowner knows they have a security deposit hanging in the balance. People are generally very careful and respectful of our inventory.

Thanks, Michele. I owe the after photos to my new Nikon lens that Santa brought me for Christmas. A lot of good photography is skill, but a good chunk can also be attributed to having good equipment.

Annie: The furniture is a combination of my furniture, Brook furniture and the home owners furniture. The sale I was refering to was not as great as I expected. I bought 4 chairs, but did not use them here. Thanks!

Cindy: Those are Barcelona chairs and ottomans. You can find them by searching Google. I have seen them for sale in the $500-600 range depending upon if you want the ottomans or not. There are a lot of places that sell knock-offs that may be cheaper. Thanks!
Pam: Thank you, I'm glad you liked it. I go through everything with the client when I first walk through the house. My assistant takes all the notes. Then I email the report to the client. Usually everything is self explanatory, but I am available for questions by phone. In this instance, the client was also having us stage, so I went back to the house twice to give them "encouragement".

Love the van de Rohe "Barcelona" chairs! You really unified the mid-century modern architecture with the decor, fabulous as usual. I also like the Persian carpets within the Modern context, it just goes to show that orientals can go just about anywhere.

Kimo: I love to add a little of the unexpected when I am staging or designing for clients. If a decor is too pure it becomes too precious and boring. Mixing it up keeps interest at a higher pitch. I have always loved combining the classical (Persian rugs) with modern. Thanks!
