Last week, we had the great pleasure of staging another beautiful home in Encino for my favorite builder. We moved the furniture and our accessories from a different Encino home we had staged for him which sold. I love working with this builder because the quality of construction is excellent, his attention to detail is amazing and his homes are always so well designed. 
Both houses are similar in style, and while the square footage of each house was different, we staged the same number of rooms (except for one bedroom, a wine cellar and media room). The furniture fit in the new house perfectly.

Michelle, I even know THE BOULEVARD. MANY years ago my dad had a business at the corner of THE BOULEVARD and Hayvenhurst. AND my favorite childhood star, Annette Funicello lived in Encino. Thanks for the memories AND great staging! Did you rent those ginormous rugs?
Ginger: Wow Annette Funicello. Now I feel old because I know who she is (sorry Annette!) Regarding the rugs, I get them from a Persian rug dealer and I own some. Nothing raises the perceived value like some beautiful Persian rugs.

I remember the pictures from the last similar house. This one is beautiful as well.

Cathy Lee: Thank you. This style of home is common in Los Angeles so it is important to stage and make it stand out.
Beth: Similar houses, just one is a little smaller. I got a killer deal on the furniture rental, so it made sense to transfer the furniture into another house that had a similar architectural style. Both houses were pretty far apart in price and sq. footage, so different buyers will be seeing the new house.
Michele: The new house has already been on the market for 3 months before staging. Hopefully, staging will be the magic bullet. Thank you.

I agree about the carpet, Kimo. The right size and appropriate color make all the difference. I love the color orange. In Feng Shui it is a color that motivates activity or change. I'm hoping to motivate potential buyers to make an offer on this home:o))

Thanks Annie. I had to edit since the rooms were smaller, but not too much. I also added a couple of new pieces to freshen the look. They styles of architecture were similar so I was fortunate and everything worked out.

Michele -- Beautiful work! I know I'm not the first one to say this, but the generous-sized rugs contribute so much to the luxurious look of these rooms (I especially love the top one). You can still see the hardwoods, but the size of the rugs are appropriate to the room -- something that's often lacking in staging photos. Lovely!
Thank you Leslie. Personally I think high qality rugs add a lot to the perceived value of any staging project. I recommend that stagers form a relationship with a Persian rug dealer in order to rent rugs (when appropriate) for their staging projects. It should be easier than ever in this economy. One proviso - make sure you have enough insurance to cover the value of the rugs used.
I have used hundreds of rugs in my staging projects and have only had one rug damaged (stained) during all those stagings. The home owner paid for the cleaning of the rug from the security deposit ($200 cleaning fee).
Those rugs look huge, they make such a difference. Oh, I just say where Leslie agrees. As usual, great job!
